Pattaya’s skyline is changing fast. Dozens of new condominium projects are under construction across the city, from luxury beachfront towers in Wongamat to massive developments along the Jomtien coastline. Whether you are looking to buy off-plan, invest for rental yield, or simply want to understand what is being built and where, this guide covers every major project currently under construction or recently launched.

Wongamat & Naklua

Wongamat Beach remains the most desirable address in Pattaya for high-end buyers. The stretch of coastline north of Central Pattaya offers cleaner water, less noise, and a residential atmosphere that attracts long-term owners over short-stay tourists. Several major projects are now competing for this limited beachfront land.

The Riviera Palm Beach Wongamat

The Riviera Group’s latest flagship and arguably the most anticipated project in Pattaya right now. Located on the absolute northern peninsula of Pattaya with direct Wongamat beachfront access, this ultra-luxury development occupies over 3 Rai of prime land.

The facilities read like a five-star resort. The three-storey clubhouse includes a beachfront swimming pool with floating pool beds, indoor bar and restaurant, kids club, a 24-hour gym, separate male and female onsen baths, steam and sauna rooms, and a movie lounge. Higher up, the 28th floor features an infinity-edge sky pool with ocean views, sky garden areas, and a sunset lounge and bar. Underground parking includes electric vehicle charging points.

The Riviera Group has a strong track record in Pattaya with completed projects like The Riviera Jomtien and The Riviera Monaco, and the Palm Beach project represents their move into the ultra-luxury beachfront segment.

Once Wongamat

The tallest tower in North Pattaya at 56 floors, Once Wongamat has been generating buzz since its launch. The project sits on over 4 Rai of land on Pattaya-Na Kluea Road, close to Terminal 21 shopping mall and Wongamat Beach.

Facilities include an infinity pool with ocean views, sky lounge, fitness center, spa and sauna, onsen baths, a mini theater, indoor kids zone, and 24-hour concierge service. The panoramic views from the upper floors — looking out over the Gulf of Thailand, Koh Larn, and the Pattaya skyline — will be among the best in the city.

The sales gallery is open on-site next to the construction site on Pattaya-Na Kluea Road. The project also promotes eligibility for the Thailand Privilege Visa program (20+ year long-term visa), which is increasingly used by foreign property buyers to secure long-term residency.

Central Pattaya

Central Pattaya along Beach Road and Second Road offers the highest convenience and strongest rental demand. New developments here are rare because available land is limited, which makes the projects that do launch particularly significant.

PTY Residence Sai 1

Sansiri, one of Thailand’s largest publicly listed developers, entered the Pattaya market with PTY Residence on Beach Road. Marketed as the last freehold beachfront condo in Central Pattaya, the project sold out quickly.

PTY Residence is significant because Sansiri’s entry signals growing confidence from Bangkok-based major developers in the Pattaya market — a trend that typically pushes standards and prices upward.

Pratumnak & South Pattaya

The area between South Pattaya and Jomtien has long attracted developers due to its hillside views and proximity to both Walking Street nightlife and the quieter Jomtien beach. The Grand Solaire complex is the standout project here.

Grand Solaire Pattaya

At 67 floors, Grand Solaire will be one of the tallest residential buildings in the Pattaya region. The massive project on Thappraya Road includes 2,470 units across a development spanning over 14 Rai of land.

Grand Solaire Noble

The premium extension of the Grand Solaire brand, Grand Solaire Noble targets the luxury segment with a more exclusive unit count and higher-end finishes.

Jomtien & Na Jomtien

The Jomtien coastline is seeing the most construction activity in Pattaya right now. Na Jomtien in particular — the stretch south of Jomtien proper toward Bang Saray — is being transformed by several large-scale projects. The Eastern Economic Corridor (EEC) development and improved road infrastructure are driving investor interest in this area.

Arom Jomtien

A luxury project by Colours Development, known for their design-forward approach to Pattaya real estate. Arom Jomtien stands 45 floors tall at just 50 meters from Jomtien Beach.

Copacabana Coral Reef Jomtien

One of the tallest towers planned for the Jomtien beachfront at 56 floors, Copacabana Coral Reef continues the Copacabana brand’s expansion along the coast.

The entry of major Bangkok developers like AssetWise and Sansiri (PTY Residence) into the Pattaya market reflects a broader trend: the city is moving beyond its traditional base of local developers toward nationally recognized brands with deeper resources and stricter quality control.

What This Means for Buyers and Investors

The current wave of construction is the largest Pattaya has seen in years. A few trends stand out:

Wongamat is going ultra-luxury. Projects like Riviera Palm Beach and Once Wongamat are targeting the high end with prices, facilities, and unit sizes that would not be out of place in central Bangkok. The remaining beachfront land in Wongamat is limited, which supports long-term value for projects that secure prime plots.

Jomtien is the volume play. With more available land and lower entry prices, Jomtien and Na Jomtien are attracting the bulk of new development. Projects range from affordable (Copacabana at 3.43 million THB) to premium (Arom at 5.86 million THB). The EEC development is expected to boost demand from Thai professionals relocating to the eastern seaboard.

Bangkok developers are arriving. Sansiri and AssetWise entering the market is a significant signal. These companies bring brand recognition, higher construction standards, and access to Thai middle-class buyers who might not have considered Pattaya previously.

Supply is increasing fast. Thousands of new units will hit the market between 2026 and 2029. While demand is growing, buyers should be realistic about rental competition. Properties with genuine differentiators — beachfront location, strong management, unique facilities — will outperform generic units in oversupplied areas.
